Our Barndominium Process: Dirt to Keys

One contract and one accountable team, from the first look at your land to the day we hand you the keys and beyond.

Building a barndo shouldn't mean managing five different companies. As a local Texas design-build general contractor since 2006, Arcco Group handles the planning, the paperwork and the build, and we keep you in the loop every step of the way. Here's what that looks like.

1

1. Start with the land

Before you buy, or before you build, we take a close look at your lot. That way there are no surprises later.

  • Site evaluation: access, trees, soils and where the house fits best
  • FEMA flood zone check and elevation questions
  • Septic feasibility and soil testing coordination
  • Survey coordination and utility availability (well, power, water and sewer)

Still shopping for land? We're happy to look at a lot with you before you buy.

2. Line up financing

Barndo financing works a little differently from a regular home loan. We'll introduce you to lenders who know these homes and can walk you through your options.

  • Lender introductions, for example Texas Farm Credit
  • Construction-to-permanent loans, so one closing covers the build and the mortgage
  • A clear budget and scope your lender can work from

Arcco Group is a builder, not a lender. Loan terms come from your lender.

3. Design your home

Start with one of our stock plans or go fully custom. Either way, we do the predevelopment work up front, so the plan fits your land, your budget and the county's rules.

  • Stock plans you can build as drawn or adjust
  • Custom design with architecture training behind every plan
  • Predevelopment: site plan, engineering coordination and a written budget

4. Make your selections

Pick your finishes, from flooring and cabinets to fixtures and colors. We give you clear allowances in writing, so you always know where you stand.

  • Builder-standard finishes included in every starting price
  • Upgrade options priced before you choose them
  • Selections locked in before construction, to keep the schedule on track

5. Permits and construction

We handle county permits and know how to keep them moving. Then our team builds your home, drawing on years of commercial steel and metal building experience.

  • County permit applications and expediting know-how
  • One accountable team managing every trade on site
  • Regular updates and photos, so you're never guessing
  • Required third-party inspections scheduled for you

6

6. Move in with confidence

We walk the home with you, finish the punch list and hand over your documents. And we don't disappear. Every price includes our 1-2-10 new building warranty (1 year on workmanship, 2 years on systems, 10 years on structure).

  • Final walkthrough and punch list
  • Close-out documents, manuals and warranty info
