How guest house pricing works. Our guest house prices assume we tie in to your existing home's water, sewer and electric, with runs of up to 75 feet plus a subpanel. New utility service (electric, well or septic), upgrades to the main home's electrical panel or septic system, and city or MUD tap fees are extra. Porches are priced as concrete slabs; a wood deck like the one in the renderings is an optional extra. Prices include our 1-2-10 new building warranty (1 year on workmanship, 2 years on systems, and 10 years on structure) and cover the guest house only; land isn't included.
