Barndominium questions we hear a lot
How much does a barndominium cost in North Houston?
Our stock home plans start at $195,000–$210,000 for The Hideaway (720 conditioned SF) and go up from there. Our ADU guest houses start at $160,000–$175,000 for The Bunkhouse (432 conditioned SF), including a tie-in to your home's utilities. Starting ranges include the home, any shop, garage, porches and patios shown on that plan, and our 1-2-10 new building warranty (1 year on workmanship, 2 years on systems, and 10 years on structure). Land, site work, utilities, survey, permits and MUD or impact fees are separate.
Do I need to own land first?
No. Many people start with us while they're still looking. We can help you check a lot for flood zone, septic and access before you buy.
Can you help with financing?
We don't lend, but we're glad to introduce you to lenders who finance barndos, such as Texas Farm Credit, including construction-to-permanent loans.
Can I change a stock plan?
Yes. Most families tweak something: room sizes, the porch or the shop. Custom changes are priced in writing before you commit.
Steel frame or wood frame?
Both. Some plans use red-iron steel and some are wood-framed with metal cladding. We'll explain the trade-offs for your plan and budget.
How long does it take?
Most projects take several months for planning, design and permits, then the build itself. Your land, your plan and the county all affect the schedule, and we'll give you a realistic timeline up front.
Is a warranty included?
Yes. Every price includes our 1-2-10 new building warranty: 1 year on workmanship, 2 years on systems, and 10 years on structure.
What areas do you serve?
Montgomery, Harris and Waller counties, including Spring, The Woodlands, Conroe, Tomball and Magnolia.
